Two seam types cover most jobs. Snap-lock panels click together at the seam and rely on concealed clips fastened to the deck — fast to install and well-suited to typical 4:12-pitch and steeper Central Florida residential roofs. Mechanical seam panels are crimped together with a powered seamer after installation, creating a tighter weather seal that's required on low-slope sections and recommended for coastal or high-exposure work. We'll recommend the right one for your roof geometry, not the easier one for our crew.

Panel choice matters as much as seam type. We install 24-gauge for heavier-duty applications and 26-gauge where the roof geometry and budget allow. Standard panel widths are 12 inches and 16 inches; narrower panels reduce oil canning (the visual rippling some metal roofs develop in hot sun) but cost more. Striations or pencil ribs in the panel face also reduce oil canning and add visual interest — we'll show you samples.

On finish: Galvalume is bare aluminum-zinc-coated steel that weathers to a soft gray over decades — the longest-lasting unpainted option, and what we recommend for budget-conscious customers who don't need a specific color. Kynar 500 (also called PVDF or Hylar 5000) is the gold standard painted finish — 30+ year color warranty, strongest UV and chalk resistance, available in any architectural color. SMP (silicone-modified polyester) is the value painted finish — typically 20-year color warranty, fine for inland Orlando work where color longevity is less critical.

Cost-wise, standing seam in Galvalume runs roughly $14–$22 per square foot installed for typical Orlando residential. Kynar finishes add $2–$5 per square foot. Frequently Asked Questions

What's the difference between standing seam and 5V crimp metal roofing?

Standing seam uses concealed fasteners — the clips and screws are hidden under the raised seam. 5V crimp uses exposed fasteners that go through the panel face into the deck. Standing seam lasts longer (50–75 years vs 40–60), looks cleaner architecturally, and is much less prone to leaks at fastener heads as gaskets age. 5V is faster and cheaper to install. For a forever roof, standing seam is the right answer.

Will my standing seam roof get oil canning?

Some, almost certainly — every flat-pan metal roof shows minor waviness in raking sunlight. The right question is how much. We minimize it by using thicker gauge (24ga over 26ga where appropriate), narrower panel widths (12-inch over 16-inch), striated or rib-roller panel faces, and properly tensioned clips. Oil canning is cosmetic, not a defect — but if it bothers you, tell us up front and we'll spec accordingly.

How long does a standing seam metal roof last in Central Florida?

A properly installed standing seam roof in Kynar 500 typically reaches 50–75 years before it needs replacement. Galvalume bare runs 40–60 years. The substrate (the metal itself) usually outlasts the finish. Real-world lifespan in Florida is driven less by climate and more by installation quality — fastener corrosion, sealant degradation at penetrations, and clip expansion are where roofs fail early.

Can you install standing seam over my existing shingle roof?

We don't recommend it. Manufacturers technically allow metal-over-shingle in some cases, but the trapped moisture, uneven decking, and added weight create more problems than they solve in Florida's humidity. We tear off to the deck, replace any rotten sheathing, install high-temperature ice-and-water shield underlayment, and lay the new panels over a clean substrate. It's the only way to get the warranty.

Is standing seam good for new construction?

Yes — it's actually easier on new builds because we can coordinate with the framer on roof-deck thickness, eave flashing, and ridge ventilation before sheathing goes on. We work with several Central Florida custom-home builders and are happy to be involved at the architectural-plan stage. Call us before the trusses are up if you want input on panel selection.
